A community meeting will take place tonight, Thursday, February 12th, to discuss the proposed 39° North development project in Kings Beach – a project that could have long-term implications for traffic, housing, and visitor activity along the Highway 28 corridor connecting Kings Beach, Crystal Bay, and Incline Village.
The presentation will occur during the North Tahoe Regional Advisory Council (NTRAC) meeting, where Placer County staff and project representatives will provide information about the proposal and community members will have an opportunity to offer public input.
The proposed project includes a mix of residential, hotel, and commercial development in the Kings Beach town center. Current plans outline approximately 102 housing units, including a combination of market-rate and deed-restricted housing, along with hotel and commercial components. The proposed building height is up to 56 feet, or roughly four stories, consistent with what has been presented in recent community discussions.

Supporters of the project say redevelopment could revitalize underutilized properties in the Kings Beach core by replacing vacant storefronts and aging commercial spaces with new housing, lodging, and pedestrian-oriented development. They also note that deed-restricted housing components are intended to support local workers, retirees, and others connected to the regional workforce.
Others in the community have raised questions about how new development in Kings Beach could affect traffic flow on Highway 28, particularly during peak tourism periods and emergency evacuation scenarios. Because Highway 28 serves as a primary connection between Kings Beach, Crystal Bay, and Incline Village, residents across the North Shore may be interested in understanding the proposal and its potential regional impacts.
The February 12th NTRAC meeting represents an early opportunity for community members to hear directly from Placer County and the project team before the proposal moves further into the County review process.
